Asbestos roof sheeting and the removal or encapsulation thereof in the residential, industrial and commercial property market is currently a CONTROVERSIAL HOT TOPIC. Asset owners with asbestos gutters, downpipes and roof sheeting do not necessarily have to replace or remove their asbestos roofs and do have an option to fully encapsulate the asbestos. See below.

ASBESTOS ABATEMENT REGULATIONS, 2020 Published under Government Notice R1196 in GG 43893 of 10 November 2020 which states that “type 1 asbestos work” means—

(a) painting of asbestos cement products in a manner that does not require surface preparation and does not cause the release of asbestos fibres; or

(b) the removal of less than 10 square metres of asbestos cement products or equivalent gutters and piping or asbestos insulating board, where removal work may not be repeated on the same site within a period of six months; and, does not require registration as a registered asbestos contractor with the chief inspector.

Our Optima Coatings DURASHIELD ASBESTOS ENCAPSULATION SYSTEM has over the last 5 years been specified and applied to thousands of square metres of asbestos roofing throughout South Africa. The system consists of Durashield AC Primer a water-based penetrative primer used to seal both interior and exterior weathered asbestos or non-asbestos (Nutec) fibre cement roof sheets by penetrating through existing fungus, lichen and degraded asbestos to a suitable surface and by binding all of these asbestos fibres and other unstable elements whilst also having anti-fungal and algae additives to eliminate regrowth of lichen and moss. Followed by Durashield 850 HB a premium pure acrylic, environmentally safe, UV reflective energy saving, elastomeric, single pack roof coating based on high-tech polymer chemistry formulations. It has a very low moisture absorption rate and is ideal for dry substrates where it forms a seamless, joint free, water and weather tight elastic membrane.

Our Optima Coatings DURASHIELD ASBESTOS ENCAPSULATION SYSTEM has been tested by an approved inspection authority using the HSG 248 (Health and Safety Guidance 248) evaluation method which is used as an analysts’ guide for sampling, analysis and clearance procedures when analyzing asbestos. The tape samples that were analyzed from asbestos roof sheeting coated with the DURASHIELD ASBESTOS ENCAPSULATION SYSTEM were found to be negative for asbestos content thus proving that the system is fit for purpose to encapsulate asbestos roof sheeting.
